Sensible Exterior Preservation LLC (SEP) came to life after spending 24 years in the affordable housing industry. That is when I began noticing a trend of premature roof failures. Roofs that were less than 18 years old were failing at a very high rate. Shingle manufacturers denied every claim and the roof installers were no longer in business. Initially, I believed that these roof failures were based on the climate and potentially the wrong shingles being installed or improper installation. Operating in 8 states from Alaska, to Arizona it became apparent this was not isolated to the type of shingle or the installation. As a matter of fact, we believe in upgrading your roof without removing the shingles at all.

Premature roof replacements created crippling financial restraints for these affordable properties and insurance companies denied every claim since there was not an “event” that caused these failures. Within 14 months we had spent over $500,000 in roof replacements. Every roof that was replaced was less than 18 years old. We have the answer to extending the life of a roof.

I began trying to find a viable, affordable and environmentally friendly solution to roof preservation. That’s when I was introduced to Nano Sealers. The Nano Sealers product offers a cost effective way to extend the useful life of asphalt shingles. This roof sealing system is environmentally friendly as well as functional. Seeing the product, its function, and cost let me know that there is a true need for alternative solutions to replacing a roof and extending its useful life.
